Every player starts with a saved Shack on a random open plot. There are 12 plots: A1–A3, B1–B6, and C1–C3. You can paint walls, roof, doors, and windows, and place catalog furniture. Houses cannot be downgraded. A like control replaced the old house rating and sits in the Catalog customization tab for 800 coins.

Medium is also the size used by empty gray houses. Tiny adds a porch. Two-Storey adds a staircase and a second floor. Three-Storey adds another floor, a balcony, and another door. Backyard adds a fence, a back door, and a button that closes the yard. Basement adds a lower floor and stairs. Mansion holds 800 furniture pieces, allows front-yard furniture, a second balcony, custom ceiling and stair colors, and a wooden backyard fence. Estate is the largest coin upgrade: nearly twice the floor space, an attic, a giant garage, and furniture in the garage and along the sides.

Older pages still say 960, 2,300, or 4,200 Robux for the house skips, and 145 for the garage. The pass catalog used for this page lists 730, 1,700, 3,200, and 149. Buy from the in-game store so you see today's price. The Large House pass is the one that explicitly includes backyard and basement. Do not assume the Mansion or Estate pass text includes a room it does not name.
After the Estate
A 2022 update added Modern houses once you own the Estate.

The modern Garage includes a garage even if you do not own the Garage pass. Since 2023 there is a second house slot. On that slot you can buy the classic upgrades again at 50% more coins than the original prices. Modern houses are not part of that resale.
Furniture comes from the Catalog, paid in coins, then equipped from the backpack icon at the top left. The red X on the gear row removes a placed item. New accounts get one free furniture piece to place. A present icon over your mailbox is a daily item. Touch the mailbox to take it.
